Make a door-by-door handover list
For a move or an authorised change of occupants, note each external door, the locks fitted and the keys received. Distinguish missing copies from keys that simply operate badly. Include separate lower-ground or rear entrances if your property has them. This gives a clearer basis for a quote than requesting every lock be changed without an inventory.
Check estate conditions where they apply
Some Belgravia properties are subject to Grosvenor estate requirements as well as planning or lease conditions. Grosvenor publishes alteration guidance for properties within its management schemes. If yours is affected, check the rules for the proposed door or fitting change. Do not assume every Belgravia address is on the estate, or that an ordinary repair needs the same approval as an alteration.
Agree who controls the new keys
Decide who may approve the replacement, collect the keys and authorise any later copies. Where an agent is arranging work, identify the person available to answer questions during attendance. Ask for the proposed hardware and key quantities to be included in the quote, and keep any registration details with the authorised owner rather than in a general handover email.
Before you call
Does every Belgravia lock change need Grosvenor approval?
No blanket rule can be given. Check whether the property is subject to a scheme and whether the proposed work is an alteration covered by its terms. Planning and lease requirements may need separate consideration.
Can the locks be changed before I have access to my new home?
Explain the handover date and who has authority to admit someone and approve work. Confirm lawful access and booking arrangements first; receiving an enquiry does not establish possession or permission.
Should I include a lower-ground entrance in the quote request?
Yes, if it is part of the access you want changed. State the door and lock types separately and say whether it is a private or shared entrance. Avoid assuming the front-door quote includes other doors.
